Summary:
Contractors looking for work in a housing program must have proof of insurance, current licensing and certification, and references that show the Contractors ability in peforming housing rehabilitation work
General liability that covers the Owner of the property from bodily injury (including death) and property damage. The amounts of minimal coverage may vary from location to location, program to program, but the popular amounts should not be below $300,000 for bodily injury and $100,000 for property damage.
The certicificate of insurance comes in the form of a binder which is updated every year. The insurance company should mail a copy to the program, which should name the program on the certificate if the minimal coverage requirement is met.
Professional and/or Occupational licensing shall be verified by the program if not required by the local code enforcement. This is especially for those trades (Plumbing and Electrical) that have direct health and safety impact upon a housing rehabilitation project.
Jurisdictional Licensing may be required to work within the town that program serves. Proof of registration should be verified by the program in order to receive permits to perform construction work.
Lead Safe Work Practices Certification is required for all housing rehabilitation programs. Contact your local program for information concerning the eight hour training course.
The list should be current and verifiable by the Homeowners and Program Administrators. The references should be relevant to the type of rehabilitation work that the Contractor performs.
